Vineyard Precinct


The Vineyard Precinct is a proposed development area in New South Wales, Australia. Situated approximately eight kilometres from Windsor, it is bounded by Commercial Road and Menin Road to the north, Boundary Road to the east, Windsor Road and Bandon Road to the south, and Eastern Creek to the west. Stage 1 of the development will include a proposed primary school, around 27 hectares of open space focused on the Killarney Gully Creek corridor, and a variety of housing types. This initial stage has the potential to offer 2,400 new homes for around 7,400 people.

Rezoning Finalised

The most significant update is that the rezoning process for the 230-hectare area was finalised in January 2020. This finalisation is a crucial step in facilitating the government’s housing objectives as identified in A Plan for Growing Sydney and the draft Western City District Plan, contributing to the supply of land in Sydney that is development-ready for housing. The rezoning of part of the Vineyard precinct will create a new community with shops, cafes, and substantial green open space in Sydney’s North West.

Planning and Infrastructure

The Department of Planning NSW is currently focusing on infrastructure planning to support the new community. This includes collaboration with utility providers like Sydney Water and Endeavour Energy to ensure essential services like water, wastewater, electricity, and telecommunications are available for the new residents. This planning is essential for the successful development of the area.

Development Stages

While a specific construction timeline isn't available publicly, there is a two-stage approach:

  • Stage 1 focuses on building essential infrastructure and core amenities like a primary school, open space areas, and a village centre.

  • Stage 2 development details are not yet available.
