Western Sydney Airport Road Network:
What Property Owners Need to Know About Upcoming Acquisitions

Transport for NSW is moving forward with plans for seven major road corridors around the new Western Sydney International Airport. While the project promises to transform the region into a thriving economic hub, property owners along these proposed routes need to understand what this means for their land—and their rights.

The Scale of the Project

The Western Sydney International Airport Precinct Road Network isn't just about connecting roads to an airport. Transport for NSW is planning seven significant corridors including:
  • Eastern Ring Road - A north-south freight and heavy vehicle route

  • Devonshire Road - Connecting Mamre Road to Bringelly Road

  • Badgerys Creek Road - Servicing the new Bradfield town centre

  • Fifteenth Avenue (West) - Linking Liverpool to the airport precinct

  • Luddenham Road - Connecting communities to the new metro station

Each corridor will be 40-60 metres wide, with provision for buses, cycling paths, and in some cases, freight vehicles.

Property Acquisition is Coming

The document makes it clear: "If the proposal receives funding to progress to future stages, there may be a need for Transport to acquire some properties along these road corridors. These may be full or partial property acquisitions."

Transport for NSW states they will "continue to be in contact with potentially affected property owners as the project progresses." However, history shows that initial contact doesn't always mean fair compensation offers.

What Your Rights Are

If your property falls along one of these proposed corridors, you should know:
You're entitled to fair compensation - Not just for the land taken, but for the impact on your remaining property, including reduced access, amenity, and development potential.
Professional costs should be covered - You have the right to engage your own valuer, lawyer, and other professionals to assess the acquisition, and these costs should be reimbursed.
Timing matters - While Transport for NSW is currently in early planning stages, getting independent advice now can help you understand your position before formal acquisition processes begin.

The Bigger Picture Impact

These aren't just local road upgrades. The corridors are designed to handle rapid bus services, freight vehicles, and significant traffic volumes as Western Sydney grows. Properties near these corridors may experience:
  • Increased noise and traffic

  • Changed neighbourhood character

  • Restricted future development options

  • Both positive and negative impacts on property values

Getting Ahead of the Process

Transport for NSW has opened community consultation until October 31, 2024, seeking feedback on the proposed corridors. While this is presented as seeking community input, it's also an opportunity for property owners to understand exactly how their land might be affected.

The key is not to wait. Once formal acquisition processes begin, you'll have less flexibility in how you respond.
Now is the time to:

1. Understand exactly where the proposed corridors run in relation to your property
2. Get independent advice on potential impacts and your rights
3. Consider whether the current proposals are the best outcome for your situation

Don't Navigate This Alone

Large infrastructure projects like this involve complex legal and valuation issues. Transport for NSW will have teams of experts working on their side—you should too.

At FM Legal, we've seen how property owners can be disadvantaged when they don't understand their rights early in major infrastructure projects. The Western Sydney Airport road network represents one of the largest acquisition programs in NSW history, and property owners need experienced legal representation to ensure fair treatment.
If your property may be affected by these proposed corridors, the smartest step is getting independent advice before the acquisition process formally begins. Understanding your rights now puts you in a much stronger position later.
